A service here is a proper one: the case comes off, the burner and heat exchanger are checked and cleaned, seals are inspected, combustion is measured with a flue gas analyser, and the gas rate and working pressure are recorded. Safety devices are tested and the condensate, flue and ventilation are checked.
You get a written report by email, normally the same day, with the readings on it. That paperwork is what keeps a warranty claim straightforward years later, and it's what a good letting agent will ask you for.
